Renovating a large retail space requires careful planning, experienced project management, and the ability to work around an existing business operation.

KD Building Company recently completed a major commercial renovation project for Books-A-Million in Perrysburg, Ohio, covering more than 16,000 square feet.

The project included demolition, drywall work, painting, electrical work, flooring replacement, shelving relocation and assembly, new doors, ceiling work, and other interior improvements.

One of the biggest challenges of the project was the schedule.

All construction work was completed during evening hours, and the entire 16,000+ sq. ft. renovation was finished in just three weeks — on time.

A 16,000+ Sq. Ft. Retail Renovation

Commercial retail renovations can be challenging because construction must often take place around merchandise, shelving, displays, existing electrical systems, lighting, flooring, and other parts of an operating store.

For this Books-A-Million project, KD Building Company coordinated multiple phases of work throughout the building while maintaining an organized and efficient construction schedule.

The project required careful coordination between demolition, flooring preparation, drywall, painting, electrical work, ceiling installation, door installation, shelving, and final finishing.

Evening-Only Construction

One of the most important aspects of this project was that the work was performed during evening hours only.

For retailers and other commercial businesses, construction during normal operating hours can create major disruptions for customers and employees.

Completing the renovation after hours allowed the construction process to move forward while minimizing interference with normal business activity.

Evening construction also requires detailed planning.

Crews, materials, equipment, cleanup, and multiple trades must be carefully coordinated so that meaningful progress can be made during a limited work window each night.

KD Building Company developed a schedule that allowed the project to move forward efficiently while meeting the client's timeline.

Demolition of the Existing Café Area

The project included demolition of the existing café area inside the store.

Our crews removed existing materials and prepared the space for the next phases of construction.

Demolition work was carefully coordinated with the surrounding retail environment to help keep the project organized and moving forward.

Carpet and Floor Tile Removal

A major part of the renovation involved replacing the existing flooring throughout large portions of the store.

Our crews removed:

  • Existing carpet

  • Old floor tiles

  • Flooring materials and adhesive

  • Construction debris

Once the old flooring was removed, the surfaces were prepared for the installation of the new commercial carpet.

Floor preparation is an important part of any commercial flooring project because the condition of the surface directly affects the quality and durability of the finished installation.

New Commercial Carpet Installation

After the existing flooring was removed and the surfaces were properly prepared, new commercial carpet was installed throughout the renovated areas.

Because this was a large retail environment, flooring installation required coordination with bookshelves, merchandise displays, equipment, and other store fixtures.

The new carpet helped give the Books-A-Million interior a cleaner, refreshed, and more modern appearance.

Moving and Assembling Bookshelves

Books-A-Million stores contain a significant number of bookshelves, displays, and merchandise fixtures.

As part of the project, KD Building Company helped move existing bookshelves and assemble shelving where needed.

This was necessary to allow construction and flooring work to move through different sections of the store.

Shelving had to be relocated, construction completed, new flooring installed, and sections reorganized as the project progressed.

Careful coordination helped keep the large renovation moving efficiently.

Drywall Work and Interior Painting

The renovation also included extensive drywall and painting work throughout the building.

Our scope included:

  • Drywall installation

  • Drywall repairs

  • Wall patching

  • Surface preparation

  • Interior painting

  • Finishing work

Some of the work required crews to operate at significant heights, making proper equipment and job-site coordination especially important.

The completed drywall and painting helped create a cleaner and more consistent appearance throughout the renovated retail space.

Electrical Work

KD Building Company also performed electrical work as part of the Books-A-Million renovation.

Commercial renovation projects often require existing electrical systems to be adjusted as layouts, walls, ceilings, lighting, and fixtures are changed.

Electrical work was coordinated with the other construction phases to help keep the overall project on schedule.

New Doors and Ceiling Tile Installation

Additional improvements included the installation of new doors and ceiling tiles.

Ceiling work had to be coordinated around the existing lighting, ceiling grid, HVAC components, and other building systems.

These finishing details were an important part of completing the overall renovation and preparing the store for its updated layout.

Multiple Trades. Three Weeks. Completed On Time.

Completing a commercial renovation of this size in only three weeks required strong coordination between multiple trades and construction activities.

The Books-A-Million project included:

  • 16,000+ square feet of commercial renovation

  • Café demolition

  • Drywall installation and repairs

  • Interior painting

  • Electrical work

  • Removal of old carpet

  • Removal of floor tiles

  • New commercial carpet installation

  • Moving bookshelves

  • Assembling shelving

  • New door installation

  • Ceiling tile work

  • Evening-only construction

Despite the large scope of work and limited evening construction schedule, KD Building Company completed the project within three weeks and finished on time.
